My Homez

The recent Watchdog programme on BBC1 showed a great number of students in Leeds who were unable to get their deposits back on lettings they’d taken out with Providence Properties and Tariq Zaman. We’ve received a great many comments and emails on the subject, with some people suggesting that Providence Properties had setup under a new website, Myhomez.co.uk.

In the Watchdog programme, Providence Properties stated that the deposits paid by students were paid to a company called Providence Lets, who they said were nothing to do with them, which is why students were unable to get their deposits back.

This all sounds fair enough; Providence Properties, Providence Lets and My Homez are all separate companies.

However, if you’re a bit of an expert online you can find out certain things that many people wouldn’t be able to. For example, Providence Properties domain name, providenceproperties.co.uk, is registered to Mohammed Ishaq. According to the Whois database, the registered address for Mohammed Ishaq is: 72, Victoria Road, Leeds, LS6 1DL, GB.

Nothing strange there.

Myhomez.co.uk however, is registered to Mohamed Ishaq, with the registrant’s address of: 72, Victoria Road, Leeds, LS6 1DL, GB.

The same person, with the same address. If you think back to the BBC Watchdog programme, where Providence Properties distanced themselves from Providence Lets, you might wonder if there is a website for Providence Lets as well. There isn’t, but there is a domain name: providencelets.co.uk.

Have a guess who that’s registered to… that’s right, Mohamed Ishaq. The registered address for providencelets.co.uk is 72, Victoria Road, Leeds, LS6 1DL, GB.

Incidentally, the website for Providence Properties, providenceproperties.co.uk, is hosted with 1and1 Internet, on the server with the IP address 87.106.210.120. An IP address for a server signifies the specific web server that the website is hosted on. If it’s a shared server there could be dozens of websites on there, if it’s a dedicated server there might only be one or two.

Domain Tools shows that there is one other website hosted on the same server as providencelets.co.uk… care to hazard a guess at what that website is?

That’s right; myhomez.co.uk is also hosted with 1and1 Internet, on the server with the IP 87.106.210.120.

They are the only two websites on that server.

If you look at the source code for the website providenceproperties.co.uk, you’ll see that the meta tags for the Keywords and Description form thus:

Nothing strange there, a letting agent in Leeds would have keywords like that. I wonder if the meta tags for myhomez.co.uk are very different. What do you think?

That’s pretty similar. It’s almost as if they were the same company, but of course they’re not.

In my industry, SEO, it’s very important that if you want two websites to appear unrelated from each other that you register them with different Whois details, with different registrars, host them with different hosting companies and on different servers. Otherwise it’s very easy for someone, or indeed Google, to identify that the websites are owned by the same person.

I’m not suggesting that that’s what Providence Properties and My Homez have done. I’m sure they’re completely unrelated websites, unrelated companies and have just been unlucky to end up on the same server, at the same host, registered to the same person, with the same meta tags.

Just unlucky I guess.

    They seem like the type of people that would then try and sue your ass by sending scary letters of intent that have no weight behind them.

    This is a laughable situation from a laughable company.

    They should also hire a new seo in my opinion. One that didnt learn how to do it in 1976 and hasnt read a document since.

  3. Now now, it could be just a massive coincidence that MyHomez, Providence Properties and Providence Lets were all registered by the same person at the same IP address! Of course, it’s not as if when you look at the Companies House register for Providence Properties that listed, as a director of the company, is one Mohammed Ishaq or anything! Definitely no link there then!

    Also, if you check out http://myhomez-warning.blogspot.com/ you’ll see that somebody forgot to tell the people at Providence Properties to take the houses advertised on MyHomez website off PP’s site!

    Oh dear!

Tariq Zaman, Khalid Zaman, Bashirt Zaman, Azeem Zaman & Mohammed Ishaq (fat man shouting in the watchdog film) are the true sad ones. Having to steal from students to be able to drive their cars with personalized number plates… I am not jealous and I am not a competing company! I just find this hilarious. I do enjoy reading these blogs and I do enjoy seeing what people can achieve when they get together. Zaman & Ishaq – you are clearly worried! Otherwise you wouldn’t try to scare people by posing as lawyers or threaten people! You wouldn’t read these forums, let alone join them under false names. But the truth is you are scared, it’s really getting to you! It’s working! The law can’t get to you (at this moment) but these blogs are!! You are the real losers in this game. We are all people who have lives outside this story – you are this story! And your names and companies are all over it. My Homez is run by Bashirt Zaman, who previously was secretary for Providence Properties. Azeem Zaman runs Providence Lets and is secretary for MyHomez. Come on “you lot” – sue me!

  6. Yes, very unlucky, especially as so many people have seen the same people working in both offices. I mean, of all the letting agencies in LS6 what’s the chance of a significant number of former Providence Properties staff members all ending up working in the same one? But again, probably just a coincidence…

  7. More similarities between the My Homez and Providence Properties websites:

    Terms and Conditions are identical on both sites – while it’s not unusual for sections to be copied on different websites, it’s quite a coincidence for these two to be word-for-word the same.

    They’re both designed and built by the same company – though My Homez has sneakily commented out the ‘designed by’ link

  8. Hey Guys, doesn’t that mean FRAUD? at its very highest level! me & my housemates had paid £300 each =£1500 to Mr Ishaq. When it came to returning it back, he was the 1 who said providence lets wasn’t anything to do with him! The Thieving Lying Scum! ” i bet he lives in a swanky house, driving his car & holidays etc. All on our money, well guess what i will get my money’s worth” by sleeping with Mr Ishaq’a wife or mother or sister! which ever i frigging fancy! THIEVES!

  9. I’m a student letting a house with Providence Properties and I’m not feeling optimistic about getting my £300 deposit back.

    A few days ago they came to put the ‘To Let’ signs above our house doors for the next academic year. These clearly say My Homez on them.

    The person who put this sign above my door was the same person who showed me around the property from Providence Properties in the first place … I’m sure this is a coincidence?

    I’m definitely not letting with them next year!

  11. I keep seeing My Homez boards EVERYWHERE around the Leeds student area. Every time I do it makes my blood boil. Indeed, there is a house near where I live displaying one. Guess which agency’s board it used to have? Yep, that’s right…Providence Properties.

  12. Ive just signed for a house with MyHomez in January and after reading this im really worried!!
    Why arent these people getting back their deposits?? Is it beacuse of damage to the property at the end of the year?? Or is it something else??

To be totally honest, my son rented with My Homez last year, only had one problem which they sorted immediatly, decided to stay for another year, because he was a good tenant last year they asked him to go in and collect his bond, which they no longer needed. Cant be faire than that can you. I must say, on the changeover day, its a bit chaotic, very disorganised they seem to treat their new tenants like dirt. No customer service whatsoever, they seem to think they are only kids, if they complain send them to back of queue, so voila no one complains

  14. Its all well and good saying MyHomez are dodgy and don’t use them. However there are no recommendations here for alternatives for the landlords to use…

    I have a property managed by MyHomez as ParkLane and CityRed both said they would not be taking on any more managed properties!

    Give me an alternative or accept that the bottom of the barrel is what im forced to offer…

  15. i had a house with them too and never got my deposit back! i don’t know how they can show their faces after all that. All i’ve heard is bad news!

    i am now with a great letting agency, Jigsaw Properties Leeds it’s only a small family business but they are great, trust worthy and get the work done! one of the best agencies i’ve been with and i tell you i have been with a lot!
